LARGE MALL ROOF REPLACEMENTS

We have a client that owns 16 retail malls around the country ranging from 1.5 million to 3 million square feet of retail space.  Over the last four years we have provided due diligence inspections for acquisition on five new malls.  We have acted on our client's behalf discussing roof conditions and budgets for roof replacement with sellers and saved our clients hundreds of thousands of dollars by negotiating the cost of new roofs into a discount position for our client.  Over the last four years we have also helped them replace 1.4 million square feet of mall roofs.  The replacement roof sizes ranged from 180,000 sq. ft. to 525,000 sq. ft.  These projects require a certain type of expertise regarding the specification / design packages and project management of these projects from start to finish.  Our client continues to be very happy with our team's performance and we continue to move forward with a very strong relationship.

ROOF PREVENTATIVE MAINTENANCE PROGRAMS

We have a New England client that we have worked with for over 15 years.  We have for the last twelve years worked with them on many roof replacements and a Preventative Maintenance Roof Program.  We inspect over 90 buildings and 1.6 million square feet of roof twice a year. Our consultants generate inspection reports and these are used by the Owner to have the contractors make repairs as needed.  We also prioritize and establish budgets on the buildings for a five year replacement schedule.  This program has saved our client hundreds of thousands dollars by keeping the roofs in good condition and extending the roof's serviceable life.  This program also allows them time to budget capital dollars for any upcoming replacements.

PROJECT MONITORING

As part of our services we provide many accounts project monitoring.  We work with a large defense contractor that has written into their corporate specifications that Roof Management Consultants, Inc. is the sole source for project monitoring.  Prior to our involvement, the owners had several bad experiences in roof replacement projects that produced poor workmanship and situations that had severe exposure liabilities over sensitive labs.  This service is done on a full time basis and guarantees the account that they are getting a quality roof installation.  Typical of all major roofing and waterproofing projects is the uncovering of problem situations requiring immediate and proper detail decisions.  This becomes a team effort between the owner and Roof Management Consultants.
